Lynnridge Designs provides Permit Ready Drawings for residential and qualifying small-building projects throughout Windsor-Essex County. We help transform your ideas into detailed, permit-ready drawings that can be used when applying for a building permit with your local municipality.
Whether you are still exploring what may be possible or are ready to begin your permit drawings, our team can help you understand the design process and determine the next steps for your project.
BCIN stands for Building Code Identification Number. It is a registration number issued through Ontario’s Ministry of Municipal Affairs and Housing to qualified building practitioners.
A qualified and registered BCIN designer has completed the required Ontario Building Code examinations for specific categories of design. These qualifications allow the designer to prepare and take responsibility for building designs that fall within their areas of qualification and the limits established by the Ontario Building Code.
This means you are working with someone who understands more than how a project should look. A BCIN designer also considers building-code requirements, construction methods, spatial planning and the technical information needed for a building permit application.
Lynnridge Designs can provide BCIN design and permit drawings for a range of residential projects, including:
Every property and project is different. Before beginning the drawings, we review the proposed scope to determine whether it falls within our qualifications and whether additional professional services may be required.
Our BCIN Home Designer, Jonathan, is also a Red Seal Carpenter with more than 20 years of construction experience.
His background in custom homes, renovations and additions provides a practical understanding of how buildings come together. This helps us create drawings that consider code requirements, construction methods and the overall feasibility of the project.
Our registered designer holds qualifications in the following Ontario Building Code categories:
The appropriate qualification depends on the type and scope of the proposed work. During the initial project review, we can discuss whether your project falls within our design qualifications.
We begin by discussing your property, project goals and proposed scope. For projects involving an existing building, measurements and information about the current conditions are gathered.
We then develop the design and prepare the drawings required for the permit application. The municipality is responsible for reviewing the application and issuing the building permit.
Many residential and qualifying small-building projects can be designed by a BCIN designer, provided the project falls within the designer’s registered qualifications and the limits of the Ontario Building Code. Larger, taller or more complex buildings may require an architect or professional engineer. Certain structural components may also require engineering, even when the remainder of the permit drawings is prepared by a BCIN designer.
The right professional depends on the building classification, size, intended use and complexity of the work. Reviewing these details early can help prevent delays and avoid beginning the project with the wrong type of design service.
Planning a home addition, renovation, accessory dwelling unit, garage or new home? A successful project begins with clear drawings that account for your goals, your property and the requirements of the Ontario Building Code.
